2.1   About This Handbook
  1. This handbook is published by the board of directors of the Second Victorian Village Townhouse Corporation.
  2. The purpose of the handbook is to provide residents with information about our property and the community members who reside here. Each resident is encouraged to become familiar with the contents of the handbook and to participate in maintaining the quality of life in Second Victorian Village.
  3. Our goal is to update the handbook annually.
  4. If you have suggestions for improving the handbook or would be willing to help in updating, reproducing, or distributing it, please contact a member of the board or handbook committee. See Section 1.
  5. Copies of the handbook will be given to new residents shortly after they move in. This will be done by the welcoming committee.
2.2   Description of Property
  1. Second Victorian Village is a townhouse community, located on 18.5 acres located in the 10500 block of Hammerly Boulevard, between Triway and Shadowdale Streets.
  2. There are 179 townhouses located in 28 buildings; most townhouses are occupied by owners.

  1. The Village has a clubhouse, two large swimming pools, a tennis court, a basketball court, and a playground.
  2. The Village is located in the Spring Branch Independent School District. Spring Woods High School, Spring Oaks Middle School, and Westwood Elementary School are conveniently located on Hammerly Blvd., directly across from the property.
  3. Eastbound and westbound Metro stops are on Hammerly near the property; Northbound and southbound Metro stops are on Gessner near the Hammerly intersection. A Metro Park-and-Ride facility is located on west side of the Sam Houston Tollway, between Hammerly and I-10.

  1. Throughout this handbook references are made to the bylaws and the covenants (The Declaration of Covenants, Conditions, and Restrictions) of Second Victorian Village Townhouse Corporation.
  2. All owners of Second Victorian Village townhouses are legally bound to abide by the rules and restrictions contained in those documents. Therefore, every owner and resident should be familiar with them.
  3. If you need a copy of the documents, please call the property supervisor, as listed in Section 1.2.
